DO

California's
Air Quality Management
District's regulation
imposes higher emission
standards requiring
lower NOx emissions from
natural gas-fired large
(commercial) water
heaters, small
(industrial) boilers,
and process heaters.
This rule applies to
units that have a rated
heat input starting at
75,000 Btu/hr up to and
including 2,000,000
Btu/hr. If you have a
hot water heater or
boiler matching these
Btu/hr inputs,
regardless of the number
of units in your
complex, you are subject
to having your property
visited by state
inspectors to evaluate
whether your equipment
is meeting the new
standards.
WHEN
THESE STANDARDS NEED TO
BE MET:
There
are different dates
related to the size of
the unit and when it was
installed, so

your equipment is found
not to be in compliance
with the regulations,
the owner is subject to
fines that range from
$1,000
to
$75,000
PER
DAY!!
Some
owners have already
begun the process of
evaluating their
options. REPLACE?
RETROFIT? Which
boiler to use since the
AQMD requires
pre-approval of all new
boilers?
Considerations:
Boiler retrofitting to
meet emission standards
may appear to be the
most cost-effective
solution. This may be
the case in the short
term. However, most old
boilers are not energy
efficient and
retrofitting has been
compared by some as a
"band-aid" solution.
Replacing your old
boiler for one built
with newer technology
will result in
significant energy
savings while at the
same time providing hot
water
on
demand
for tenants. Unlike old
boilers, these new
boilers can be
programmed to run via
computer with real-time
monitoring and easy
on/off controls and
sensing devices to
provide the needs for
all of your tenants in
their units as well as
the laundry room. The
current status of boiler
technology in the United
States utilizes mid to
late 20th century
outdated technology and
now may be the best time
to move your complex
into the 21st
century.
