1
Owner has a few complexes each with from 20 to 50 units. Tenants are putting up satellite dishes and the dishes are becoming an eye-sore but the owner doesn't want to lose tenants and yet wants to provide the tenants with options to meet their video demands. The owner doesn't want to go to any expense to improve the property and services and would also like to see some revenues, however small, from providing the opportunity for choices for the tenants.

TV and surrounding properties are
competing more successfully for

update TV programming and

unit complex, standard TV cable
with no agreement, no high speed
data, basic telephone service
with no agreement. Many tenants
have switched to DirecTV and
asking about additional services
such as high definition TV. Owner
receives no income from any of
the services being
provided.

unit complex, owner belongs to an
Apartment Association which has
an agreement with a local cable
company that provides a "bulk
agreement" for all her apartment
units, provides a small return to
her and she includes the basic TV
cost in the rent. She wants to
improve the service to her
tenants but is having difficulty
getting anyone interested because
her complex is so
small.
While
probably none of these models fit
your complex, they all have some
issues that you face. The only
way to be sure you are getting
the services you and your tenants
desire to remain competitive with
the complexes in your area, is to
have a professional company
similar to CDP review your
situation and make
recommendations. In addition,
while many owners belong to
Owners Associations, many don't
really know all the programs that
are available to them as members
and CDP suggests you contact your
Association to review or request
available programs.

Builders/Property Mangement Model
Builders
and Property Management firms face the daunting requirement to
deal with so many regional
provider offices of franchise cable companies and their different
personnel in every city in which
they build or manage properties. As a
result of these time consuming
negotiations many lose
the edge in negotiations with the
providers of the services they
desire. What some builders have
chosen to do is to choose CDP to
do the negotiating for them. A
